Real Estate Inspections
    We provide an objective, unbiased inspection/evaluation of HVAC system(s). During the inspection, we are looking for:
  1. Proper mechanical operation/functionality of the system(s) as designed by the manufacture.
  2. Problems that may hinder the operation/functionality of the system(s).
  3. Operational safety of the system.
  4. Duct work if visible for inspection, limited to; loose/broken sections, missing insulation, proper support and joints sealed.
  5. CODE violations. (Some older systems may be "grandfathered" in and items will need to be brought up to code ONLY when major repairs to the system occur.)

    We cannot condemn a system, "unless it directly affects proper manufacturer operation of the equipment at the time of our inspection", for the following:

  1. Age of the system.
  2. General appearance.
  3. Size, layout, quality or age of the duct or distribution system.
  4. Quality/workmanship of overall installation.
  5. BTU sizing and /or mix matching of the equipment.
    Standard industry practice after the inspection is to either:
  1. Issue a clear letter, stating that the system(s) are "working at the time of inspection".
  2. Or, submit items for repair to the responsible party. Issuing the letter after repairs have been made satisfactorily.

     Most agents that we work with understand that, "We do not agree with the current industry standard for a HVAC residential inspection letter".

    Ethically, we feel that it doesn't go far enough to let you know what the overall condition of the existing equipment is. However there are legal limitations and boundaries that cannot be crossed. 

    In an objective and unbiased effort to raise this standard, while respecting and maintaining the legal limitations and boundaries, we have developed our own 2-3 page HVAC inspection and evaluation report. We will implement this new report into our standard operating procedure as of Jan 01, 2008. Some of the information in this report will:

  • Provide sufficient data/reason for us to issue a clear HVAC letter.
  • Help us identify any repairs needed.
  • Document; readings from our testing procedures and visual inspection.
  • Provide you with a better understanding of the system(s) than just, "it works".
  • Be updated, ONLY, if and after any repairs are made.

    This report, the letter,  repairs to be made form and/or updated report will be forwarded to your agent. Please ask your agent for copes. 

    Please note that, if repairs are needed, the letter will not be issued until repairs are completed and/or reinspected.  A reinspect fee will apply if we do not do the repairs.
